Working as the acoustic consultant with the developers’ team means designing features
into the shell and core structure that will enable
the various planned uses of the project to be realised. For
critical projects we advise clients on the acoustic feasibility
of the project and the proposed mix of tenants at an early stage.
Later in the project, acoustic performance specifications are
developed and sections on noise
and vibration written for the tenants handbook. Early liaison
with the local planning authority on noise policy and advance
agreement of draft noise planning conditions can speed the consent
process and avoid later misunderstandings.
For potential tenants, we advise on the acoustic suitability
of premises, which may require site measurements of noise and
vibration or sound insulation to be carried out. Alternatively,
we can undertake a desk-top assessment of the structure and
environment. We consider any requirements for acoustics imposed
by the landlord and negotiate on the tenant's behalf seeking
changes to the landlord's specification where it is considered
to be unnecessarily burdensome. We advise tenants on acoustic
upgrade work of potential leased space, and warn on the acoustic
risks to their operations, such as moving into spaces which adjoin
certain types of tenancies which create high levels of noise
or vibration.
