Spectrum were delighted to be appointed as acoustic consultants on the prestigious Marylebone Square redevelopment project, working with Concord London through RIBA Stages 3 and 4. The £103M scheme has just been awarded to Kier to move into construction.

The 25,000 sq.m nine-storey development (including three basement levels) is scheduled for completion in the summer of 2023. It comprises 79 apartments, a community hall, retail, restaurant and community facilities and parking.

Our involvement included:

• Assessment of the acoustic requirements of the façade
• Assessment of sound insulation between residential and non-residential areas
• Sound insulation design review of separating partitions and internal walls in apartments
• Review of reverberation time characteristics in common areas
• General sound insulation and vibration control for non-residential areas
• Assessment of noise from mechanical plant

As well as achieving compliance with planning conditions and Building Control (Approved Document E) we worked to BREEAM standards and Code for Sustainable Homes (CfSH).
